Stage It!

How do you get your home ready for sale.? It has been popularized by innumerable cable TV shows.  Is it time to change the paint, carpet, vinyl, tile, cabinets, landscaping, and so on?  It looks so easy on TV, and they have experts on staff.

staging-ebook_coverSomeone has to make all of the decisions for what to do and choose the colors and materials.  In the 1990’s I taught Staging Homes for Sale in the  local adult education.  I’m like those  experts you see on TV.  Over the past 20 years I have helped 200 clients spend more than $5,000,000 on fixing-up homes.  I am well versed on what  colors, materials, brands, etc. make the best market choices whether your fix-up project is as easy as a paint job or as complicated as a kitchen remodel.

Santa Barbara Real Estate

While the median price in Santa Barbara has climbed 19 percent in the past year there are 21 percent fewer sales this year than last.  The slowdown in sales isn’t just about lack of inventory.  There is a cooling going on. 

Deceleration in price appreciation has become evident in Santa Barbara.  Nearly one quarter of houses are still getting multiple offers, but buyers are leery of overpaying.

In condos the volume of sales is down 12 percent and listing inventory is double what it was last year.  Prices are up, but much less than houses.  From what is happening with condos, I expect cooling in the lower-priced house   market, which has been the hottest market sector.  I don’t think prices are ready to slip, but the market is looking for a sustainable level.

On the Mesa

The Mesa market is chugging right along with nine sales in the past 30 days, 13 homes on the market, and eight homes in escrow.  These are solid numbers with more homes sold, for sale, and in escrow than last month.  There is still a shortage of listings, but there are more listings compared to the last two months.  With more inventory I expect an overheated Mesa market to abate.  This is a good sign.  Prices cannot run upwards in an unsustainable fashion, forever, without a crash.  I don’t expect prices to fall back, but simply to moderate as they have elsewhere.

Mesa condo prices have slowed down to nearly flat appreciation levels since the beginning of the year.  Houses have soared, but if the rest of the market is any indication appreciation may be slowing on the Mesa, too.
