Mesa Market Mojo Report June 2015

W I L C O X P R O P E R T Y

Known to the City of Santa Barbara as the Douglas Family Preserve, this is a 70 acre park of pristine undeveloped open coastal space – the largest such parcel in the City. To old-timers it is the Wilcox property.

Douglas Family PreserveThis was the site of Roy Wilcox’s nursery, created in 1949. It closed in 1972. Soon proposals for development came forward including, a luxury hotel, a residential subdivision, and a retirement community.

In 1996, grassroots public fundraising surpassed $2 million toward the purchase price of $3.6 million. In recognition of a $600,000 contribution by actor Michael Douglas, the park was named the Douglas Family Preserve to honor his father Kirk Douglas.

Douglas Family Preserve market-2015-06-05A walking trail loops the park perimeter. Many smaller trails branch off to cross the interior. There are tremendous views of the Pacific, and the beach below, as well as Eilings Park where the parasails are seen on windy days. It is possible to see whales and dolphins as well as the hang gliders that fly along the cliffs.

Dogs are permitted off-leash, within areas designated by the City. This makes the park a favorite place for canine owners. It is equally appealing for hiking, strolling, and running.

Mesa Market

On the Mesa there were 12 closings in the past 30 days with 18 in escrow. That is compared to 9 closings in the previous 30 days with 19 in escrow. We are at the height of the normal selling season. May and June are the months that normally have the highest number of closings.

Many homes have an accepted offer within 30 days and one out of three has multiple offers – selling for over the listed price. One third of the homes selling over the asking price is a strong market. On average, only 10 percent of all South Coast listings are selling over asking. The Mesa continues to be hot.

The sale on La Vista Del Oceano closed for $5,300,000. That is a new high mark for a Mesa home. This was a home built in 2015, has 4,900 square feet, and a pool on an acre of land. It has excellent ocean/coastline view in the new enclave of homes at the top of La Vista Del Oceano.
