In my 38th year in a rewarding career in real estate I’ve just achieved my 700th closing. My work has impacted thousands of lives, but along the way what has been most gratifying is 700 houses soldhelping people acquire their first home. It is a joy to deliver that first set of keys. Over that time I have worked with a steady stream of buyers and sellers, escrow and title officers, home inspectors, contractors, handymen, accountants, lawyers, painters, surveyors, geologists, pest control operators, Realtors, and hundreds of other people. I am utterly thankful to everyone who has helped me along the way, including all the clients and recipients of this newsletter who have passed my name along to others.

In the beginning, my work was a labor of love going door to door delivering this newsletter. Such real estate specialization is out of fashion these days. Now it’s all about Facebook, but from 1978 to 1992 I knocked on more than 20,000 doors and spoke with more than 10,000 people at their door steps about the Mesa real estate market.

Speaking to 10,000 people at their doors was a marker along a path of mastery. In many fields it takes 10,000 hours to reach mastery of the field, whether it is architecture, piano, writing novels, being a fine carpenter, or selling. Hope Ranch and Montecito

I have four websites that bring in a stream of buyers looking to purchase locally. Several of these out-of-area buyers have purchased or are currently looking at expensive homes in Hope Ranch and Montecito. Here are my observations about these markets.

You have to have the financial muscle whether you buy a big home or if you are buying a condo. There are multiple offers at $4 million and $12 million just as there are at $500,000 or $1million. You have to maneuver skillfully at all price points. These homes are always shown with an appointment with the listing agent – never with a lock box holding the
key. It can take 45 minutes to take a first look at these large homes. Montecito prices are about 20 percent higher than they are in Hope Ranch. Schools are tops in Montecito.
