Mesa Market In Record Territory

This month features the highest number of Mesa escrows – 20 – at the same time in memory. And there are only 10 Mesa homes for sale, the lowest inventory I can recall in my 42 years of marketing Mesa homes. These high sales and low inventory records mean the Mesa market is on fire.

The lowest price Mesa listing is asking $1.5M and they are preparing for multiple offers. Last week I closed a home I had listed for $2.459M on Mesa School Lane for $81,000 higher than full price. Just days ago, my $1.425M listing on Selrose Lane sold for $125,000 over full price. Another Mesa market listing is a pending sale with the buyer coming from my office for $255,000 over the listing price!

Is this the time for you to consider selling your home? Even a home in terrible condition can sell for a premium price! A home in excellent condition can bring even more. This is the strongest real estate market I can remember – ever.

Why is there a Covid bump? LA buyers are looking at Santa Barbara because it is near LA but is not as crowded. Businesses are telling key employees to work from home digitally and they can live anywhere. Instead of Silicon Valley, why not the Mesa? Online videos greatly expand the buyer pool. A Montecito listing of mine was purchased by an out of state buyer without a personal tour after viewing the home by phone video. People heavily invested in the stock market are divesting to purchase real estate. Loan interest rates are below 3 percent.This is a perfect storm in the real estate market.
